Neat people, Jose Pelleya

I have mentioned in previous articles about the importance of networking. This article will be about another neat and very worthwhile person to know here. He is Jose Pelleya. Jose was born in Cuba and was moved to Florida by his Lawyer father when Castro came to power. He became a US Attorney and practiced there for years. He started coming to CR on business over 10 years ago and soon decided he would rather live here full time. If you have been reading my past articles, you know how cautious I am about Attorneys. 

Jose stays very active on the internet and found my Website soon after I had put it up. He emailed me and invited me to visit his two B&Bs. He indicated they may be very useful for my tours because they were inexpensive and very friendly. He also told me about his developing very reasonably priced lots at his Rancho B&B where he offered small “Gringo” style houses for around $25/sq ft. I checked his Websites and decided to visit both of his B&B’s. 

I had trouble finding the Vida Tropical in Alujuela; it has no sign in front. Once I found it, I was shown around by his very amicable Manager; Humberto. This place is very clean, inexpensive and close to the airport. I now recommend it to all of my customers for their arrival and departure night.

I then went out to the Angel Valley Farm just North of San Ramon. Jose took me in like a long lost friend and showed me his dream of developing these 7 acres into about 7 nice home sites. He said he hoped to have all of the sites sold over the next two years. He was in no hurry, since like so many of us he has learned how to operate with NO DEBT. That was all less than one year ago. Today all of those original lots are sold and three houses are at various stages of construction. 

I take all of my guests to visit and see what can be done if you find the right people. These houses sit on minimum of 20,000 sq ft of great view land and are over 1,300 sq ft of solid concrete, engineered, approved, beautiful US Standard homes. Total cost for each is under $60,000 (including the ? acre lot). This area is one I consider very desirable, San Ramon is a very nice little town with several good Restaurants, a SS Hospital, shops of every kind, within 1 hour of San Jose (which puts it 1 hour closer to the Pacific Beaches, and a climate that is 70F +/- 3F 90% of the day year around. His place is so SECURE he has no bars on the windows and seldom locks the door.




This has gone so well for him and there is now enough demand that he has purchased an additional 40 acres, some of which is Pristine Forest which will remain as a Park area for the Residents.
